Canadian MLS Multiple Listings Access

Canadian MLS access is quite similar to consumer MLS access in the United States. MLS listings can be accessed on a national level at MLS.ca for no charge or obligation. Canadian MLS access is bilingual, available in English and French languages. The Canadian MLS website in French can be accessed at SIA.ca. Regional Canadian MLS access can be obtained on the local websites for brokerages, real estate agents and realtors ®. This access should be free. If you find a website requesting payment for Canadian MLS access, find a different website. Some websites may request that you register before searching MLS listings in Canada. This registration does not bind you with a legal relationship with that real estate professional, and you may use the MLS without being obligated to use that particular broker. If you would rather not register for access, search for a different website. The MLS data provided by all websites should be the same.

MLS Caveats in Canada

Entering and editing property information in the Canada MLS system is exclusively limited to real estate professionals who are part of the Canadian Real Estate Association (CREA). If you are selling real estate in Canada, and wish to have your listing appear in the Canada MLS, you must go through a member of the CREA. Under most circumstances you will have to pay a sales commission for this service. If you do not want to pay a sales commission on the sale of your property, you will have to sell your property FSBO, or For Sale By Owner. If you are selling FSBO, and want your poprerty to show up in the Canadian MLS, you may be able to contact a Flat Fee MLS company in Canada. A flat fee MLS company will enter your property in the Canadian MLS for a set amount of money, and you do not have to pay a sale comission on your property.
